The primary challenge lay in the sheer scale and repetitive complexity of a 420,000+ SF program spread across eight distinct residential buildings. Managing the architectural data for 360+ units and diverse amenity structures required a high level of precision to ensure that design updates remained synchronized across the entire campus. Without a centralized BIM leadership strategy, the project faced risks of massive documentation discrepancies, uncoordinated consultant overlays, and "delivery drama" that could have compromised the 2024 construction timeline.
To manage the high volume of architectural data, we implemented a modular BIM strategy that treated the 8-building campus as a synchronized ecosystem. By establishing a central "Master Unit Library," we ensured that any design refinement made to a specific floor plan was automatically propagated across all 420,000+ square feet of the project. This strategy removed the risk of manual drafting errors and provided a stable framework for consultant coordination, allowing the team to focus on large-scale site integration rather than repetitive data entry. We deployed advanced Revit-based workflows to maintain a single source of truth for all 360+ units. Our team led bi-weekly coordination sessions to overlay structural and MEP systems against our architectural models, catching interdisciplinary clashes in the virtual environment before they reached the field.
