The Osprey was conceived as a six-story “contemporary lodge in the landscape,” serving as a green gateway into Redmond, with 85 units, amenity spaces, parking, and tight site and environmental constraints. The owner needed that ambition delivered quickly, without documentation errors that could trigger redesigns, delays, or unexpected costs. Multiple consultants, evolving inputs, and a complex mix of dwelling types made it difficult to maintain a single reliable, up-to-date view of the building.
fivD stepped in as BIM lead, building a single coordinated model that aligned design architects HKS, structure, MEP, and interiors teams from the start. A unit matrix standardized layouts and compliance checks while supporting design flexibility. The strategy was simple: use smart, model-based workflows to make every decision visible early, so the city and the contractor would see a consistent, stable building project rather than a moving target.
The team converted early CAD work into a Revit-based model, then developed and managed documentation from schematic design through IFC. Regular coordination sessions, model health checks, and structured view and sheet management kept drawings aligned across all disciplines. Automation and disciplined QA reduced duplicated effort and caught inconsistencies before they turned into comment cycles.
Osprey moved through design and submission with a coordinated BIM model and documentation set that supported smooth approvals and clearer pricing. The owner gained greater control over scope and risk, with fewer surprises in both the drawings and the decisions.
