Converting a 40-story office tower into a mixed-use destination comprising 221 hospitality keys and 100 residences with custom-designed amenities.
We aimed to reposition space within the iconic establishment as an InterContinental hotel capable of competing in a dense urban market. The adaptive re-use required inserting 221 keys, a ballroom, meeting space, and rooftop amenities into an existing high-rise structure without disrupting its performance or code compliance. Multiple consultant teams and evolving design inputs increased the risk of conflicting documents, unclear scope, and approval delays.
fivD focused on building a unified documentation framework that treated the retrofit as one integrated hospitality system rather than a series of isolated interventions. Interior architecture, retrofit measures, and code solutions were organized in a coordinated BIM based process that tied every update back to the existing structure. The strategy was to give the client and design team a clear, traceable path from concept through construction detailing. 221 luxury rooms and 100 luxury residences in a high rise office building adapted to be re-used as a mixed use hub . 221 luxury keys & 21,000 sq. ft. of meeting space integrated within an existing high-rise tower
We produced detailed interior architecture documentation closely aligned with base building and consultant drawings, enabling every space, system, and finish to be coordinated in context. Retrofit and code-compliant solutions were embedded directly into the documentation sets, allowing teams to identify and resolve design and construction challenges early. A structured workflow and consistent communication rhythm kept disciplines in sync as the project moved through design, coordination, and detailing. One Coordinated BIM model - used for schematic design through IFC and city submissions ensuring 15% faster design resolutions and delivery. 1,350,000 sq. ft. built-up area supported by a single coordinated documentation workflow
Our workflows enabled faster approvals and reduced on-site conflicts. The establishment will remain as an example of how process-driven documentation and disciplined coordination can unlock new value in existing urban assets.
