The Challenge

AVAIO set out to deliver a three-story data center with six 10 MW halls on an aggressive schedule, with no room for construction delays or costly redesigns. At the same time, they wanted this facility to set a clear design standard for future AVAIO data centers, so each new project would be faster and less risky to deliver. Incomplete design inputs, varied local codes, and multiple consultant teams made it difficult to achieve that level of certainty without a more integrated, predictive way of working.

The Strategy

fivD built an integrated BIM workflow supported by live Navisworks coordination, project trackers, and standardized quality checks to keep every decision traceable and predictable. The team treated the project as a prototype, structuring documentation, model organization, and coordination standards so they could be reused and adapted across the portfolio. The strategy focused on removing cross-trade conflicts early and resolving unique façade and building requirements in a controlled, data-rich process that could stand as a new design standard for future AVAIO data centers.

The Implementation

fivD used a suite of tools, including pyRevit, DiRoots, EF Tools, and in house QC utilities, to automate sheet setup, scheduling, annotation, and model health checks. Regular clash detection across architectural, structural, and MEP models identified and resolved nearly 80 percent of potential site issues before construction. A two tier QA and QC workflow, including a dedicated quality management review, removed technical and graphical errors before each milestone submission.

The Outcome

fivD delivered on schedule with minimal markups from both the client and the owner. The team achieved approximately 80 percent resolution accuracy in identifying and closing model errors and clashes, resulting in a refined, constructible data center model. The AVAIO Data Hub now serves as a repeatable delivery model and a new design standard for future AVAIO data centers, raising the benchmark for BIM coordination and façade detailing across the real estate portfolio.
